The Saunders Company is pleased to serve as the prime civil contractor for LGI Homes at Cazadero Commons, a 78-lot single-family residential subdivision in Estacada, Oregon.<\/p>\n\n\n\n

Our full-scope civil package includes mass grading, complete underground utility infrastructure, franchise utility coordination and installation, frontage road reconstruction, and final hardscape improvements. Work began in July 2025, with substantial completion targeted for summer 2026.<\/p>\n\n\n\n

To date, the project has involved significant earthwork volumes, including approximately 3,000cubic yards of over-excavation to remove fatty clays and establish stable subgrade, followed by roughly 12,000 cubic yards of topsoil and balanced cut\/fill operations performed primarily with scrapers.<\/p>\n\n\n\n

Underground utilities are completed which included installing approximately 2,000 linear feet of sanitary sewer mainline, 2,600 linear feet of storm drainage pipe, and 2,500 linear feet of water mainline. In addition, we are executing reconstruction of two frontage roads to meet current municipal standards and managing a large-scale overhaul and relocation effort for franchise utilities (power, telecommunications, and related services).<\/p>\n\n\n\n
